ACCESS STATEMENT
6 Cluny Crescent, Swanage, Dorset

Introduction
We have tried to provide as much information as possible however, if there is anything you are unsure of please do not hesitate to contact our House Manager, Maureen Seymour on 07779 765596. Our late Victorian terraced house is spread over three floors and positioned on the southern slopes of Swanage. Access to the property, from the town centre, is by a steep hill but the house has adequate off-road parking for two cars directly outside the property.
However, please note that the house has not been adapted for disabled people in that there are no handrails and all light switches are at standard height.
Pre-arrival

- The nearest bus stop and taxi rank can be found by the Steam Railway Station. The nearest mainline train station is at Wareham, which is approximately twelve miles from Swanage.
Car parking facilities and garden
- The house has adequate off-road parking for two cars directly outside the property. Please note that parking of two large cars may result in access to the steps up to the front door being difficult for wheelchair users.
- There is a raised flower border and a garden bench to the front of the house.
Entrance
- There are six steps going up to the front door (H – 14cm L – 1.13m D – 29.5cm). There is then a final step into the property (H – 14cm L 98.5cm D – 32cm with door open).
Ground floor hallway, cloakroom, kitchen and lounge
Entrance hallway
- The front door is hinged on the right; the doorway is 94.5cm wide and enters into the main hallway, which is 1.29m wide. The sitting room door is first on the left and the first set of stairs up to the middle floor is in front of you.
- There is a bench against the right hand wall in the hallway, just before you reach the lounge door. The distance between the bench and the wall is 66.5cm.
Cloakroom
- The hallway continues down past the stairs. At the end of the hallway is a W.C. The door to the W.C. is hinged on the left and the doorway is 76cm wide.
- The toilet is 40cm high and the sink basin is 89cm high.
Sitting room
- Access is from the main hallway on the ground floor. The door is hinged on the right and the doorway is 68cm wide.
- The sitting room has two sofas, an armchair, a coffee and side tables.
- There is room in the sitting room for a wheel chair provided the doorway is wide enough to allow access.
Kitchen
- Entry is from the sitting room via a set of double doors. The doorway is 1.65m wide.
- The kitchen worktops are 89.5cm high.
- There is a dining table in the centre of the kitchen with chairs around it. The distance from the right hand side of the table to the worktop is 1.06m, from the top of the table to the worktop is 96cm and from the left hand side of the table to the wall is 1.11m.
- The washing machine is located in the kitchen.
- The kitchen floor is tiled.
First floor bedrooms and bathroom
- Three bedrooms are on the first floor of the house. This is accessed by two sets of stairs separated by a small landing. The first set is comprised of fourteen steps that are H – 14cm L – 78.5cm and D – 23cm. It is then four steps from the landing to the first floor; and the measurements are the same as for the first set. The width at the top of the steps between wall and banister is 77cm and this exits into a landing.
Bedroom 1
- This is directly in front of you as you come up the stairs.
- It is a twin bedded room.
- The door is hinged on the left and the doorway is 74cm wide.
- There is a wardrobe is on the left as you enter the room and the beds are in front of you.
- The beds are 62cm high and the distance between the two beds is 49.5cm; separated by a bedside cabinet.
Bedroom 2
- Turn right at the top of the stairs and this room is second on the left.
- The door is hinged on the left and the doorway is 74cm wide.
- The bed is directly in front of you as you enter and there is a wardrobe on your right.
- The bed is 82cm high and the gap between the end of the bed and the wardrobe is 92cm.
- The gap between the end of the bed and the wall is 91.5cm.
Bedroom 3
- Turn right at the top of the stairs and this room is at the end of the landing.
- The door is hinged on the left and the doorway is 74cm wide.
- There is a wardrobe in front of you against the wall as you enter. The bed is on your right and is 64cm high.
- The space between the bed and the wall is 49.5cm on the left hand side and 29.5cm on the right hand side.
Bathroom
- Turn right at the top of the stairs and the bathroom is the first door on the right.
- The door is hinged on the left and the doorway is 74cm wide.
- The sink is on your right as you enter the room and 78.5cm high.
- The toilet is directly in front of you and is 44cm high.
- The bath and overhead shower is next to the toilet and is 51cm high. The gap between the wall and the bath is 67cm.
Second floor bedroom 4 and en suite bathroom
- This is approached by eleven steps each of them is H – 15.5cm L – 78.5cm D – 22.5cm. These go up to a small landing and then there is a further eight steps up to the top floor.
- The door is directly in front of you, hinged to the left and the doorway is 74cm wide.
- It is a large room with a double bed that is 54cm high.
- On the right hand side of the room is the entrance to the en suite bathroom.
En suite bathroom
- This is accessible from the bedroom on the second floor.
- The first doorway is 74cm wide with a door hinged to the left. Go through the second door, also hinged on the left and 74cm into the bathroom.
- The toilet is on the left as you enter and is 39cm high.
- The sink is to your right as you enter and is 82cm high.
- The bath and overhead shower is in front of you and to the right as you enter and is 49.5cm high.
